Staging FAQ’s…

Q-How will Staging my home benefit me?

A- Home staging is creating an environment where buyers can visualize themselves living in your house. Creating a need to live there is what a consultant from Michelle Baxter Interiors will be able to do through training and experience. You want the buyer to walk into the house and say “this feels like home”. By creating this desire, your home will sell faster and for more money. Your house will sell eventually, but wouldn’t you want to control for how much. You need to make your house stand out from the rest. It’s a buyers market right now. They can be choosey and demand a lot. We need to address this and make it work to your benefit instead of against you.

Q- Can I stage my home myself?

A- The answer is yes and no. After living anywhere for three years you can no longer objectively view your house. The small problems are suddenly hidden from your view. A Home Staging consultant from Michelle Baxter Interiors can come into your home and objectively view the space and see it as a buyer would. After our first consultation, I can provide you with a comprehensive guide as to what needs to be done to make your house shine above the rest. With this Action Plan, you can successfully stage your own home by following the step by step guide.

Q- What is the cost of staging?

A- “It doesn’t cost a dime.” Hiring a Certified Professional Home Stager from Michelle Baxter Interiors to professionally stage your home will actually ADD to the value of your home so in the end, the money you spent, you will get back and then some.

Why Stage?

Hiring a Certified Home Staging professional is the best decision you will ever make while selling your house. Right now those four walls have become your home. It’s defined by you and your family. That trip to the lake where you tipped your boat over! Those are great pictures of you hanging in the hall! And don’t forget that little dent in the wall from that time you came crashing down the hall with your ice skates! All of these fond dings, dents and pictures reflect your life. Your friends will walk in and remember hearing your stories. It’s hard to imagine anyone else living there. And that’s precisely the problem.

Staging your home for sale is about neutralizing that space so when potential buyers walk in, they don’t see you and your family, they visualize their family taking trips and coming home here. It’s hard to think of someone coming into your “beloved home” and telling you what’s wrong with it and what needs to change, so don’t think of it that way. Think of it as hiring a professional who will realize this is your “beloved home” and sanctuary, and treat you and it with the respect it deserves while informing you and educating you of ways to get top dollar for it.

I have worked with clients in the Washington Metro area for the past seven years, ranging from the Front Royal, Gainesville and Haymarket areas to McLean, Alexandria, and Washington DC.

My design background and Home Staging experience has given me the knowledge and know-how to walk through a space with “buyers’ eyes” and quickly resolve any problems that would reduce the value of your home. I will emphasize the positive attributes while down playing the negative. I will educate you on how to de-personalize the space, allowing buyers to imagine themselves living there.
